Kilbol Country Cottages - Booking Conditions

DEFINITIONS
Kilbol Country Cottages are owned by the following partners AE & JR WOOLHAM. Clients applying to rent a property are referred to as the applicants, until such time as they take up residence when they become tenants.

DEPOSITS
Bookings will only be accepted in writing on the booking form and when accompanied with a deposit of one third of the rental. This deposit is non returnable. Bookings made less than six weeks before arrival must be accompanied with the full rental amount.

FINAL PAYMENT
Full payment of the balance plus any additional charges become liable for payment six weeks prior to the tenancy start date. Non payment by this date will be treated as a cancellation and the property may be relet without further consultation with the applicant. The applicant remains liable for full payment, subject to the terms of cancellation.

CANCELLATION
Cancellation must be notified in writing as soon as possible. Re-letting of a cottage at short notice is not always possible, we therefore retain the full rental charge once this ahs been paid, six weeks prior to the booking date. Should we be able to relet the cottage for part or all of the week/s we will refund a portion of the rental charge accordingly.

TARIFF
The owners reserve the right to amend prices quoted on the tariff or brochure, if due to errors, omissions, or any other regulatory requirements. The tariff includes all electricity and heating charges.

TENANTS OBLIGATIONS
The tenant agrees to:
1. To pay for all telephone charges
2. To pay for any losses or damages to the property, however caused. Fair wear and tear excluded
3. To take good care of the property and leave it in a clean and tidy condition
4. To permit the owners or owners agents reasonable access to the property
5. Not to part with possession of the property or share them, except with parties shown on the booking form
6. Not to cause an annoyance or become a nuisance to other guests

LETTING TERMS
The cottages are available from 3.00pm and should be vacated by 10.00am

COMPLAINTS
All complaints must be notified to the owners immediately so the on the spot investigation can take place and remedial action taken if required. In no circumstances will compensation be made for complaints raised after the tenancy has ended.

DOGS
Well behaved dogs are permitted with the prior consent of the owners. The dogs must be kept under control. Owners cannot accept responsibility for the safety of tenants dogs. A charge of £10 per dog per week will be made. Dogs must not be left alone in the cottages.

LINEN
All linen is provided, bed linen, towels, tea towels, dish clothes are all provided. Only beach towels are not provided. All linen is changed weekly.

LIABILITY
The owners do not accept any liability for any act, neglect or default on their part or any person not within their employ or otherwise under their control, nor for any accidents, loss or injury, expense or inconvenience, whether to person or property, which the tenants or other person may suffer or incur arising out of or in anyway connected with the letting.
